Property management flooring in Northern Nevada runs on a different clock than a homeowner remodel. When a unit goes vacant, every day between move-out and move-in is lost rent — so the floor has to be specified, scheduled and installed without the back-and-forth. Landmark Flooring works the way managers and landlords need us to: we recommend the right durable product for rental wear, quote it at volume-friendly pricing, and send the skilled installers we use to get it down quickly so you can re-list the unit and re-key the door.
Why property managers choose Landmark
We built our turn process around the things that actually slow managers down: scheduling, surprises, and call-backs. Because we both supply the flooring and install it — we use skilled installers and warranty our labor — you have a single accountable point of contact — one company standing behind both the product and the labor.
- Speed that protects rent: we schedule turns tightly and keep crews moving so a vacant unit isn't waiting on the floor.
- Volume-friendly pricing: whether it's one unit this month or a building's worth over the year, repeat turn work earns better numbers than a one-off retail order.
- Durability built for tenants: we steer rentals toward waterproof, scratch-resistant products that survive move-ins, pets and hard use between tenants.
- One team, one warranty: The Landmark Guarantee covers both the product and our labor — no finger-pointing if there's ever an issue.
- Scheduling around tenants: for occupied-unit upgrades we coordinate access windows so residents and your office aren't left guessing.
Best flooring for rental properties
For the vast majority of rental turns we recommend waterproof rigid-core luxury vinyl plank (LVP). It is, frankly, the workhorse of rental flooring: it's 100% waterproof so tenant spills and pet accidents don't destroy it, it resists the scratches and dents that come with constant move-in/move-out traffic, and it cleans up with a damp mop between residents. Rigid-core LVP also stays dimensionally stable through Northern Nevada's dry high-desert summers and cold valley winters, which means fewer call-backs for gapping or warping down the road.
Carpet still earns its place in bedrooms and on stairs where tenants want warmth and quiet underfoot, and it's an economical choice for lower-traffic units. We'll help you choose a stain-resistant line and the right pad so it holds up turn after turn. Explore the products we most often spec for rentals on our luxury vinyl and carpet pages, and see how the materials compare in our LVP vs. laminate vs. hardwood guide.
Turn & volume program
Most of our property-management work falls into one of two buckets, and we handle both. Single-unit turns get the same quick-scheduling treatment whether you manage four doors or four hundred. Standardized rollouts — where you want the same durable LVP and the same color across a portfolio so future turns are predictable — let us pre-spec the product, keep your pricing consistent, and re-order without re-quoting each time.
A great fit when you need…
- Quick turnaround between tenants to minimize vacancy
- Consistent, durable products specced across a portfolio
- Volume pricing on repeat turn work
- A single accountable team for product and labor
Talk to us first if…
- Your timeline is extremely tight — we'll be honest about what we can hit
- The subfloor is damaged or uneven and needs prep before install
- You manage commercial space as well — see our commercial flooring page
How we work with managers
Our process is built to make repeat work easy. Set it up once and future turns become a phone call.
Set up your account
Tell us about your portfolio, the unit types you manage, and the look you want. We'll recommend a durable, budget-appropriate product and lock in your pricing.
Request a turn
When a unit goes vacant, send us the address and access details. We measure, confirm scope — removal, stairs, transitions — and get it on the schedule.
We install & haul away
The skilled installers we use remove the old floor, prep the subfloor, install the new floor, and haul the debris — leaving the unit ready to clean and re-list.
Re-order without re-quoting
Because the product and pricing are already set, the next turn is faster than the first. We keep it consistent across your portfolio.

Pricing & what affects a turn
Turn pricing depends on the unit: square footage, how much old flooring has to come up and be hauled away, stairs and transitions, and the product grade you choose. As a general industry reference, professionally installed rigid-core LVP commonly falls in the $7–$15 per square foot range for materials and labor. That's a general estimate, not a Landmark quote — volume turn work is priced differently than a single retail order, which is exactly why managers ask us for a portfolio rate. Send us your unit details for real numbers, and ask about financing for larger rollouts.

We had a bit of a jam with a tenant's dog really doing a number on the carpet in our rental unit. Erick got me a bid and knocked out the job in time for the next tenant to move in. He was responsive, proactive and his team did a great job.
